How do I choose my agent?

What cost will I incur when buying my first home?

There is no cost to use a Realtor when you purchase a home, as your Realtor is paid by the seller. Ask your mortgage broker if they do an appraisal on the property you purchased and who pays for the appraisal, either you or the bank? Depending on the style of home you are purchasing will dictate the cost.

Home inspection: $500-$600.
Condominium documents: $500-$600
If the home is older than 1980 and it’s freestanding home, we suggest a sewer scope: $300.00
Other tests to ask your agent about are, asbestos and radon testing, pricing will vary.

How do I get pre-approved?

Speak to 2-3 different banks/mortgage brokers to ensure you are getting the best rates and terms.

What does the process of buying look like?

First things first, get pre-approved! Choose your agent. Then, get set up on an automatic email. Have your agent explain the process and have them walk you through terms and conditions that you may expect to see.
